The Site

Cockett Wick Farm is approximately 12-hectare in size, located to the south of St Osyth, accessed from Beach Road, via Cockett Wick Lane.

The site is formed by the main farmyard excluding newer agricultural buildings to the south, agricultural fields located to the south and west of the farmyard complex, land to the north and land for access connecting to Beach Road to the south.

The Constraints Plan indicates the site considerations that are to be considered when assessing the development proposals:

  • The farmyard has several historic and modern buildings in varying state of repair.
  • The main barn in the centre of the farmyard (Building E) and the former farmhouse (Building G), now derelict, are both Grade II listed.

Due to the state of repair, some barns are not in use while others are used for storage and workshop facilities in association with the owner’s business at Hutleys Caravan Park. The modern barns to the south (Buildings A, C and F) are excluded from the site boundary and will continue to be used for cattle and in association with the development of the winery, with the first grape harvest having recently taken place
